Treasure Valley Retail Update: New Anchors and Emerging Opportunities
October 27, 2026October 26, 2026
Grocery expansion and new restaurant proposals continue to shape the Treasure Valley’s retail market.
Costco sets its opening date. The new South Meridian warehouse near Lake Hazel and Meridian roads will open November 5. Surrounding shops and drive-throughs could create opportunities for retailers seeking space near a major traffic generator.
Fred Meyer announces another Caldwell store. A new store and fuel station will anchor Karcher Commons at Karcher Road and Indiana Avenue, with an opening planned for 2028. The approximately 60-acre retail development could attract complementary restaurants and neighborhood services.
Meridian’s retail pipeline grows. Circle K submitted an application for a convenience store and fuel station near Chinden Boulevard and Highway 16. Meanwhile, the owners of Eagle’s Crave Kitchen proposed an 8,539-square-foot restaurant beside Scheels at Ten Mile Crossing. Both remain proposals.
Dunkin’s Northgate plans fall through. The proposed State Street location was withdrawn after grease-abatement requirements became a sticking point—a reminder that infrastructure can determine whether a retail conversion works.
For owners, investors, and tenants, these developments offer reasons to revisit available pads, shop space, and sites near emerging retail anchors.
